Buying a Solar Park: What a Fair Price Is – and Why the Truth Rarely Lies in kWp
Anyone looking to invest in a solar park for the first time instinctively searches for a number. A price per kWp. A formula to hold onto. Understandable – especially in the energy market, where the price ranges between providers appear confusingly large. But this is precisely where the misunderstanding begins: The purchase price of a solar park is not a product that can be compared like a car or a module set.
A solar park is always a project – and each project tells its own story.
It begins with the land. An identical solar park costs something different in Bavaria than in Mecklenburg-Vorpommern, even if the components are the same. Not because someone wants to earn more, but because land prices, distance regulations, soil classes, species protection requirements, site development, and grid connection differ massively. A solar park is so closely tied to its location that each region develops its own pricing structure.
From the outside, you often see nothing of this. The exposé states a number: €950/kWp. Or €1,180/kWp. Or €1,350/kWp. And it is precisely this range that frustrates many first-time investors – completely unjustifiably. Because it is logical.
The price is a snapshot – but the project is a process
What a solar park actually costs depends primarily on which phase you buy it in.
If you buy an RTB project, i.e., a fully permitted project, you are actually paying a combination of time, risk, and opportunity reduction.
The project developer has invested months or years: in planning law, nature conservation, grid inquiries, surveying, lease agreements, engineering services, negotiations with the grid operator.
The investor saves themselves this risk – and pays for it. This is neither good nor bad, but simply the reality of the market.
The situation is completely different with turnkey systems. Here, not only is the permit completed, but also the EPC side: construction, installation, components, grid connection, handover. Anyone who buys a turnkey system is essentially buying a ready-made cash flow. The risk decreases significantly – and the price increases accordingly.
The rules are simple:
The further a project is developed, the less risk – and the higher the price.
Why the price per kWp is not actually a price, but an indicator
Many investors use €/kWp like a magic metric. Only: This number says almost nothing if you look at it in isolation.
A ground-mounted system at €980/kWp can be a bad deal if the lease is excessive or the grid connection point is five kilometers away.
A system at €1,250/kWp, on the other hand, can be excellent if:
- the land is secured long-term,
- the yields are solid,
- the lease is fair,
- the grid connection is favorable,
- and the construction phase was properly planned.
The truth is:
A cheap solar park can become expensive. An expensive solar park can be cheap.
The silent factor that almost no one sees: lease
The lease determines the return in the long term more than a few euros difference in the purchase price.
If a solar park generates €20,000–40,000 in lease costs every year, then a miscalculation of just 10% over a 20-year term is a six-figure amount.
Many projects appear attractive at first glance, but the catch lies in the lease formula:
Sometimes it is indexed, sometimes not.
Sometimes payment is per kWp, sometimes per area.
Sometimes there is a one-time payment that worsens the IRR, even though the price looks good.
An experienced investor therefore looks at the lease first – and only then at the purchase price.
Many do not do this. And this is precisely where the most expensive mistakes in the market occur.
Ancillary costs: The blind spot of many investors
Another point that only appears marginally in classic project exposés is ancillary costs.
But they determine whether the return is realistic or only theoretical.
These include, among others:
- legal reviews,
- grid connection costs (often much higher than expected),
- expert reports,
- construction supervision,
- insurance from day 1,
- financing costs during the construction period.
Many project developers do not fully disclose these items – not out of malice, but because each due diligence is structured differently. However, an investor must absolutely factor in these costs to avoid ending up 5–12% above the expected capital requirement.
A realistic example: 10 MWp ground-mounted system
If you look at the market soberly, a fair price in Germany currently lies approximately at:
- Turnkey: €650–800/kWp
- RTB project rights: €40–60/kWp
Anything below that sounds tempting, but is rarely realistic.
Anything above can make sense if the quality is right.
A 10 MWp park built turnkey for €6.5 million can be an absolutely solid investment – if the lease is not excessive and the grid connection was properly arranged.
A 10 MWp park for €8 million can be an excellent investment if the yields are high, the land is secure, and the construction quality is above average.
The actual conclusion: A solar park is not a product, but a comprehensive concept
Anyone who wants to buy a solar park must learn to read the price not “per kWp,” but in the context of the entire structure:
- Location
- Permit
- Component technology
- Lease structure
- Grid connection
- EPC quality
- Ancillary costs
- Operating concept
- Yield forecasts
Only when all components are aligned does a fair total price emerge – and a viable investment.
A solar park is not a bargain market.
It is an infrastructure project.
And like every infrastructure project, the value does not depend on the label, but on the substance.
